What this solves
Four problems managers actually have.
Vendor sprawl
A dozen trade vendors means a dozen COIs to chase, a dozen invoice formats, and nobody accountable when two trades disagree about whose problem it is. One licensed GC collapses that into one relationship and one certificate to track.
Small work nobody wants
A failed door closer or a drywall patch is too small for most contractors to prioritise and too visible to leave. Under a service agreement it is simply the next work order, not a favour you have to ask for.

When the storm comes

After a named storm, every property in Southwest Florida is calling the same contractors on the same day. Properties under agreement are already documented, already in the system, and already a commitment we have made. That is the practical value of the relationship, and it is not something you can arrange afterwards.
Our storm work carries the records carriers and FEMA actually ask for — dated pre-demolition photographs and debris manifests — and can run from stabilisation through full reconstruction under one contract.

Maintenance agreements — common questions.
Do you take small work orders?
Yes — that is what a service agreement is for. A leaking fixture, a failed door closer, a drywall patch: one call, handled, documented, invoiced with photos attached.
How is a maintenance agreement billed?
Your choice per the agreement — hourly, a flat-fee retainer, or lump sum per work order. Invoices go out the day the work completes with the visit report attached, so approvals do not stall on missing information.
What is your emergency response time?
For properties under agreement, immediately once conditions allow. That is the practical difference between an agreement and calling around after something fails — you are already in the system, with the property documented.
Can you handle tenant turnover?
Yes. Turnover and white-boxing between leases is standard work, and it is the piece most sensitive to schedule because rent commencement usually will not wait.
Do you cover multiple properties under one agreement?
Yes, and it is generally how this works best. We walk every property, document existing conditions at the start, and run them under a single agreement with one point of contact.
What areas do you cover?
Cape Coral, Fort Myers, Naples and Fort Lauderdale, plus the surrounding Lee, Collier and Broward County markets. A portfolio spread across counties is normal for us.
