Commercial Construction

What this covers

  • Ground-up small commercial buildings
  • Tenant buildouts and white-box conversions — retail, restaurant, medical, office
  • Commercial renovations and re-positioning of existing space
  • Full permitting, inspections, and AHJ coordination
  • AIA-style pay applications, schedules of values, and clean closeout packages

How it works

  1. 01

    Preconstruction & budget

Real numbers early. We price from drawings, flag long-lead items, and lock a schedule of values before mobilizing.

  2. 02

    Permits & buyout

We run the permit package and buy out trades from our vetted, insured subcontractor bench.

  3. 03

    Construction

Weekly schedule updates, daily field logs with photos, and a superintendent who answers the phone.

  4. 04

    Closeout

Punch list, inspections, lien releases, warranties — a complete closeout binder, not a disappearing act.

Common questions

What project sizes do you take on?

Our sweet spot is $150K to $2.5M — small ground-up buildings and tenant buildouts where a hands-on GC outperforms the big-firm overhead model.

Do you handle permits?

Yes. We prepare and walk the permit package through the AHJ, schedule every inspection, and keep the approved set on site.

How do payments work?

Industry-standard AIA G702/G703-style pay applications against an agreed schedule of values, with conditional lien waivers at every draw.
