General Contractor in Naples

Naples holds work to a higher finish standard than anywhere else we build, and its review process reflects that. Between city design standards, Collier County's requirements, and the architectural review committees that govern most of the desirable communities, a Naples renovation often clears three separate approvals before a single permit is issued.

That suits how we work. Selections locked before demolition, allowances written out in plain language instead of buried, a clean site every night, and a punch walkthrough done together. Most of our Naples work is residential — whole-home renovations, primary bath and kitchen remodels, and additions.

What we build in Naples

Four divisions, one standard.

Permitting in Naples

City of Naples Building Department · Collier County Growth Management

Inside city limits, the City of Naples reviews and issues. Outside them — which covers most of what people call Naples, including North Naples and the communities east of the city — it is Collier County. On top of the building permit, a private architectural review committee usually has to approve the design first, and that approval is frequently the longest item on the schedule.

  • Most addresses commonly called Naples are in unincorporated Collier County, not the City of Naples.
  • HOA and condominium architectural review typically precedes permit submittal and should be scheduled as its own milestone.
  • Work seaward of the state coastal construction control line brings a separate state-level review in addition to the local permit.
  • Condominium interior renovations usually carry association rules on work hours, elevator protection, and noise that directly affect the schedule.

On the ground

What makes Naples projects different.

Approvals before permits

In most Naples communities the architectural review committee is the real critical path. We treat it as a scheduled milestone with its own submittal, rather than discovering it after drawings are already at the county.

Finish tolerances are tighter

Large-format tile, wide-plank flooring, and full-height cabinetry expose every deviation in a substrate. That is a scope and a subcontractor-selection decision made at estimate time, not a hope pinned on the installer.

Occupied and seasonal properties

A great deal of Naples renovation happens in seasonally occupied homes on a fixed window between departure and return. Sequencing and material lead times carry that window, so we lock selections before demolition day.

Questions

Naples — common questions.

Do you work inside the City of Naples or in Collier County?

Both. The City of Naples Building Department permits addresses inside city limits; everything else, including North Naples, is permitted through Collier County Growth Management. We confirm which applies before pricing.

Will my HOA or condo association need to approve the work?

Almost certainly. Most Naples communities require architectural review committee approval before a permit application is submitted, and condominium associations add their own rules on work hours and building protection. We plan around both as scheduled milestones.

Do you take on whole-home renovations?

Yes — from a single primary bathroom through full interior renovations and additions, under one licensed general contractor.

Lump sum or cost-plus?

Both. Lump sum where the scope is well defined, cost-plus with full receipt transparency where it needs flexibility.
