The Village of Estero issues building permits and handles zoning through its own Community Development department. Records for work done before 2016 sit with Lee County, which is worth knowing if you are researching a home's permit history. And not every address with an Estero mailing address is inside the Village — some sit in unincorporated Lee County, where the county still permits.

In a master-planned community the architectural review committee approves the design before anything reaches the Village. That approval, not construction, is routinely the longest item on an Estero schedule, and we plan it as its own milestone.

Newer stock, tighter finishes

Much of Estero's housing is recent, so renovation here is rarely about correcting old work. It is about upgrading finishes to a standard where installation tolerances show — which is a subcontractor-selection decision made at estimate time.

Seasonal residency is common. Work windows between departure and return are real constraints, and they drive sequencing and material lead times more than the scope does.

Does Lee County or the Village of Estero issue my permit?

If the parcel is inside the Village of Estero, the Village's Community Development department issues it — it has done so since 2016. Addresses in the unincorporated pockets nearby are still permitted by Lee County. We confirm by parcel before pricing.

Why can't I find my home's old permits with the Village?

Because permit records from before 2016 stayed with Lee County, which provided Estero's building services until the Village took them over. If you are researching earlier work on a property, that is where to look.

Will my community's association need to approve the work?

Almost certainly, and usually before the permit application goes in. Most of Estero sits in master-planned communities with architectural review committees, and their approval is normally the longest step in the schedule.
