General Contractor in Fort Myers

Fort Myers is our home market. It is also the most jurisdictionally fragmented one we work: the City of Fort Myers, unincorporated Lee County, the Town of Fort Myers Beach, and the City of Sanibel are four separate permitting authorities inside a twenty-minute drive, and a scope written for one of them is not automatically valid in the next.

The work here runs the full width of the company — commercial tenant buildouts and small ground-up projects, recurring maintenance agreements on retail plazas and multi-tenant buildings, home renovations, and storm reconstruction. It is the market where we have the most completed work on the ground.

What we build in Fort Myers

Four divisions, one standard.

Permitting in Fort Myers

City of Fort Myers Building Division · Lee County Building Services

Which desk your permit lands on depends on the parcel, not the mailing address — a great many properties with a Fort Myers address sit in unincorporated Lee County. We establish jurisdiction first, then build the submittal to that authority's requirements. On the barrier islands the answer changes again: Fort Myers Beach and Sanibel are their own municipalities with their own reviews.

  • A Fort Myers mailing address does not mean city jurisdiction — much of the area is unincorporated Lee County.
  • The Town of Fort Myers Beach permits its own work and applies coastal and flood requirements the mainland does not.
  • Downtown River District projects can involve historic and design review on top of the building permit.
  • Commercial buildouts typically need the tenant's use and occupancy classification settled before drawings go in, or the review comes back with comments that cost weeks.

On the ground

What makes Fort Myers projects different.

Commercial buildouts on a landlord's clock

Tenant buildouts here live and die on the permit timeline, because rent commencement usually does not wait for the AHJ. We price from drawings, flag long-lead items early, and lock a schedule of values before mobilizing.

Multi-tenant properties need one accountable contractor

Retail plazas and office buildings across Lee County generate constant small work — a failed door closer, a roof leak, a turnover white-box. Our property management division covers that under one agreement instead of a dozen unmanaged vendors.

Post-Ian rebuilding is still active work

Coastal Lee County took the worst of Hurricane Ian's landfall. Reconstruction on the beach and along the river continues, and it carries flood-elevation and substantial-improvement questions that inland work does not.

Questions

Fort Myers — common questions.

What size commercial projects do you take in Fort Myers?

Our range is roughly $150K to $2.5M — small ground-up commercial buildings and tenant buildouts, where a hands-on general contractor outperforms a large firm's overhead model.

Is my property permitted by the City of Fort Myers or by Lee County?

It depends on the parcel. Many properties with a Fort Myers mailing address are in unincorporated Lee County and are permitted through Lee County Building Services. We confirm this before pricing a job.

Do you offer recurring maintenance agreements?

Yes. Our commercial property management division runs scheduled preventive-maintenance visits plus on-call work orders, with photo-documented reports after every visit.

Can you handle work on Fort Myers Beach?

Yes. The Town of Fort Myers Beach is a separate permitting authority with its own coastal and flood requirements, and we have completed multi-building post-storm restoration there.
