Owners who have built in Cape Coral before are often surprised — that was a city building division with its own process, and none of that experience transfers.

Big lots, long service runs

Lehigh's platted lots are generous, which is much of the appeal. It also means longer driveways, longer electrical service runs and more fill than an infill lot elsewhere in the county. Those lines scale with distance, not with house size.

Is my lot on city water and sewer?

Many Lehigh Acres parcels are not, and rely on a private well and a septic system instead. It is the first thing we confirm, because it is the largest single variable in a Lehigh budget and the one most often left out of an optimistic early number.

Do you build new homes on lots here?

Yes. It is a large part of what we do in this market. We run a feasibility review on the parcel first — utilities, elevation, zoning and setbacks — then price the build against what the lot actually demands.

What about impact fees?

Lee County levies impact fees on new construction, collected at permitting. They are a substantial line item and we include them in the estimate rather than letting them surface at permit time.
