What drives the number

Six questions decide most of your budget.

People usually ask “what does a kitchen cost?” before anything is decided, and any contractor who answers with a confident single figure is guessing. These are the questions that actually move the number — answer them and a real estimate becomes possible.

Are you moving the sink?

Relocating plumbing means opening the slab in most Florida homes. It is the single biggest swing between a mid-range kitchen and an expensive one.

Are you moving walls?

Removing a wall between kitchen and living space is common here and often the whole point — but if it carries load it brings a beam, engineering and inspection.

Cabinetry: stock, semi-custom or custom

Cabinetry is usually the largest single line. The jump from stock to semi-custom is smaller than most people fear; the jump to full custom is not.

Countertop material and edge

Quartz and granite sit close on material and diverge on fabrication. Waterfall ends and mitred edges add fabrication, not just square footage.

Electrical to current code

An older Southwest Florida kitchen frequently needs added circuits, GFCI protection and lighting. This is code-driven, not optional, and it surprises people.

Appliance package

Owner-supplied appliances are fine. Tell us early — panel-ready and oversized units change cabinet dimensions and sometimes the electrical.

Selections before demolition. Always.

Site visit & proposal

We measure, listen, and write it up — lump sum or cost-plus, with allowances spelled out rather than buried.

Selections & permits

Cabinets, counters, tile, fixtures and appliances chosen and ordered. Permit submitted. Nothing gets demolished while we wait on a faucet.

Build

Floor protection down, dust barriers up, a clean site every night, and photo updates as the work progresses.

Walkthrough & warranty

We punch it out together, final lien waiver at final payment, and a warranty we honour.

Before you commit a scope

Two local things worth checking.

If your home sits in a mapped flood zone — much of Cape Coral and coastal Lee County does — a kitchen combined with other work can approach the FEMA 50% substantial-improvement threshold. Worth answering before the scope is set.

And if you are in a condominium or an HOA community — most of Naples is — architectural review and association rules on work hours and elevator access are usually the longest item on the schedule, not the construction.

Kitchen remodeling — common questions.

How long does a kitchen remodel take?

Most full kitchens run six to ten weeks on site once materials are in hand. The schedule is usually set by cabinetry lead time rather than labour, which is why we lock selections before demolition rather than after.

Do I need a permit for a kitchen remodel?

If you are changing plumbing, electrical, or anything structural — which covers most real kitchen remodels — yes. A cosmetic swap of cabinet doors and countertops in the existing footprint may not. We confirm with the jurisdiction before pricing rather than guessing.

Can I live in the house during the work?

Most clients do. We set up dust protection and a temporary arrangement for a fridge and microwave. Expect to be without a working kitchen for the bulk of the schedule — plan for that honestly rather than hoping.

Can I supply my own cabinets or appliances?

Yes, and plenty of clients do. The one rule is that we need the specifications early, because cabinet dimensions and appliance requirements drive rough-in. Owner-supplied items are also owner-warranted — if a door arrives damaged, the replacement clock is with your supplier.

Lump sum or cost-plus?

Both. Lump sum suits a well-defined kitchen where selections are locked. Cost-plus with full receipt transparency suits a project where you want to keep deciding as you go, or where opening up an older home is likely to reveal surprises.

What if my house is in a flood zone?

Then the FEMA 50% substantial-improvement rule is worth checking before you commit to a scope, because a kitchen combined with other work can approach the threshold. We explain how that calculation works on a separate page.
