The part nobody explains
Approval is what gets a job rejected — not glass.
Every impact window sold in Florida carries approval documentation stating the exact assembly, the design pressures it is rated for, and how it must be anchored. A plan reviewer is checking that the approved assembly matches your opening and that the installation follows the approved instructions. A window that is perfectly good in one county, in one opening size, can be rejected in another.
This is also where the two coasts genuinely diverge. Broward and Miami-Dade sit in the High-Velocity Hurricane Zone, with stricter approval and installation requirements than Lee or Collier County. A window schedule assembled for a Naples house is not automatically valid in Fort Lauderdale. We check that at estimate time, while a substitution is still free.

Book that inspection after the work passes — it is the step that turns a construction cost into a recurring saving.
One thing to check first
If you are in a flood zone, sequence matters.
Across much of Cape Coral and coastal Lee County, improvements are measured against the FEMA 50% substantial-improvement threshold. Windows on their own rarely approach it — but windows plus a roof plus an interior renovation, permitted close together, can. If a larger project is coming, that is worth knowing before the first permit is pulled rather than after the third.

Impact windows — common questions.
Do impact windows lower my homeowners insurance?
They can. Florida law requires insurers to provide discounts on the windstorm portion of a premium for construction features that reduce wind losses, and opening protection is one of them. The discount is triggered by a wind mitigation inspection, so have one done after the work is finished and send the report to your carrier — the upgrade does not credit itself.
How long does a whole-home impact window job take?
Most homes are installed in two to five days once materials arrive. The schedule is driven by lead time, not labor — custom sizes and colors commonly run several weeks. We order after final field measurement, which is why we measure before we ask you for a deposit on materials.
Do I need a permit to replace windows in Cape Coral or Fort Myers?
Yes. Window and door replacement is permitted work throughout Lee and Collier County, and the permit package must include the product approval documentation for the exact assemblies being installed. Inside Cape Coral city limits the City of Cape Coral Building Division issues; elsewhere it may be Lee County Building Services or the City of Fort Myers.

Separately, since July 1, 2026 Florida offers a sales tax refund of up to $500 per residence on impact-resistant windows and doors for qualifying homestead properties.
Can I replace windows myself and just have you permit it?
No. We pull permits for work we perform. A general contractor who permits someone else's installation is taking responsibility for work they did not control, and that is bad for you as much as for us — it is our license on the inspection.
